Luxury Living in Magnificent Malta

This charming old house is built on two levels. On the ground floor level, there is an entrance into a lovely internal courtyard which leads onto a verandah overlooking the verdant valley of Xlendi. On the right, one steps into a large room with a fireplace which leads onto another large bedroom and both of which are below street level. The latter leads onto yet another bedroom which opens onto the verandah overlying Xlendi Valley. Both bedrooms have separate bathrooms. In bygone days, these rooms were used by the owners so as to welcome the more formal guest. From the courtyard a narrow flight of steps leads down to the cellar. On the left of the entrance a closed staircase leads one to the rooms upstairs. Four large rooms, consisting of two bedrooms, a large hall (sala) which accommodates the living areas and a combined kitchen and dining, open onto south facing arched verandah likewise overlooking Xlendi Valley. Another bathroom compliments the two bedrooms. The house is around three hundred years old and it most probably belonged to a noble local gentry. This is evidenced by the fact that in one of the upstairs rooms, which nowadays is known as "is-Sala" meaning big room, there was a chapel. In olden times, well off people used to have a private chapel in their homes where the local priest would come and celebrate daily Mass. A lovely garden, complete with a swimming pool further compliments this lovely property. Moreover, there is proof that the area in which this property is situated was favoured by wealthy people so much so that in the Lunzjata Valley, which is a little distance away, there still exists a house which rumour has it, was the hunting lodge of a Grand Master of the Order of Saint John. In fact, it is still known as "ld-Dar tas-Sultan" meaning the "Kings House".

Why Malta

Malta and Gozo are becoming progressively more popular locations for the purchase or rental of homes.

Situated at the very heart of the Mediterranean Sea, with easy access from all major cities in Europe, North Africa and neighbouring states, the islands have many advantages to offer such as:

• An excellent climate with enjoyable all year round weather.
• Sincerely friendly and hospitable people who will make it easy to assimilate within the local community.
• Very low levels of crime which make Malta one of the safest places in the region.
• A member of the European Union since 2004, Malta is an independent republic enjoying political steadiness.
• English is one of the two official languages of the Islands and is spoken fluently by everyone.
• The island boasts a high standard of hospital and medical services, both private and public.
• Excellent schooling, often exceeding international standards, with a choice of English-speaking schools and University.
• Relatively low cost of living.
• A stable property market offering a wide variety of properties in all price ranges, and good forecast for capital growth.

These, together with an abundance of historical and cultural attractions, crystal clear seas, a variety of sporting facilities (including world class diving) and a lively calendar of events, make these islands a favourite for those seeking their dream ‘Spot in the Sun'.  Moreover, the residency conditions are very attractive and include a favourable tax regime and the absence of Rates or Council taxes.

Purchase of Property by Non-Maltese Buyers
It is quite easy for a non-Maltese to purchase property in Malta and Gozo. Naturally, some conditions apply including certain limitations regarding the minimum value of property that can be purchased and the use that the buyer will make of the property. Some buyers may also require a special permit.
